  • The Hole Story

    The corner of Eighth and Main Streets in Boise was first developed in 1864 as the Overland Hotel and the site thrived as an early landmark and gathering place. In 1905, after demolition of the Overland Hotel, the Eastman Office Building was completed and quickly became the most fashionable business space in town.

    Nearly 70 years later, the Redevelopment Agency purchased the site with The Hole Story plans for a downtown center, yet the building remained vacant until it burned to the ground in 1987.

2011 Mid-Year Boise Office Market Overview

The Treasure Valley office market started 2011 with positive momentum due to increased activity among local, regional and national tenants. Though the economy still seems to be slightly unstable, some optimistic trends are starting to occur. During Q1 2011, the office market saw the first decline in vacancy since 2006, and in Q2 the vacancy rate continued declining to 18.4%.

Rekluse Inc. leased 14,940 square feet of industrial space at 12000 W. Franklin Road, Boise. The business manufactures and sells motorcycle clutches.

Negilski Center for Speech, Language and Hearing leased 4,960 square feet at 1650 N. Hilton St., Boise. Move-in was Sept. 23.

Idaho Diabetes Youth Program Inc. leased 1,200 square feet of office space at 1245 North Midland Blvd., Nampa.

All Around Sports LLC leased 3,254 square feet of office space at 5400 N. Franklin Road, Boise.

High Valley Developmental Services leased 3,234 square feet of office space as part of a lease renewal and expansion. The office is in Continental Plaza, in the 4600 block of Emerald Street, Boise.

MMMA LLC renewed a lease of 3,827 square feet of office space at Continental Plaza, in the 4600 block of Emerald Street, Boise.

Energy Enterprise Group LLC leased 1,680 square feet of flex space at the 6061 Corporal Lane.

Little Caesars, a pizza outlet, leased 1,352 square feet of retail space in the Fred Meyer plaza on Five Mile Road, Boise.

Red Ball of Idaho LLC which provides logistics services, leased 22,500 square feet of industrial space at 1915 / 1923 Elder St., Nampa.

Kurt Batey purchased a 5,446-square-foot office building at 1313 3rd St. S., Nampa.

leased 3,544 square feet of industrial space in the Federal Way Commerce Center, 517 W. McGregor Court, Boise.

The Cash Store leased the 2,475-square-foot former Flowerama building at 3780 W. State St., Boise, Idaho.

GameStop Inc. leased 1,676 square feet at 8164 W. Overland Road, Boise, in the Shops on Overland.

Craig Beaver, Ph.D., leased 649 square feet of additional office space at 575 E. Parkcenter Blvd., Boise. The expansion included an extension of the existing lease.

Castle Rock Computers leased 1,519-square-feet of office space at 1625 W. State St., Boise.

Idaho Holdings bought 11 vacant office lots in the Strada Bellissima Business Park, Meridian.

Dan Symms purchased 47.91 acres of farmland on Frost Lane, Caldwell.

Lease Rates Down, Tenant Incentives Up!

The office leasing market is in a state of confusion, causing some property owners to implement aggressive lease rates and incentive packages. Incentives, consisting primarily of reduced or free rent, are a given in this market.

Anything is on the table, including increased tenant improvement allowances, turn-key build-outs and existing lease buy-outs. Expect to get discounted rent in addition to an incentive package.

What is Dual Representation?

In any business transaction there is an advantage to having as much relevant information as possible. In a real estate transaction, this is often difficult because of potential conflicts of interest.

My Commercial Real Estate Experience

It’s official, I’ve now been in the commercial real estate business for 17 years. My career began in Indianapolis, Indiana in 1994 when I was hired at a small, boutique tenant representation firm. Learning the business from the tenant side of the lease transaction is certainly one of the best educations available in this industry.
